Income
Cash flow is the life blood of a real estate investor. This is the money left over after all the bills are paid, it's yours to keep. Your profit. Cash flow is what makes it possible to achieve FIRE and true passive income.
Leverage
Borrowing money to buy real estate assets is critical for optimal returns. Where else can you borrow 80% of the asset’s value but get 100% of the return? Leverage is the best rocket booster for net worth!
Equity
It’s a magical world when you can get others to pay down your debt for you (tenants) through principal pay-down each month and hopefully you bought the property right at first with some built-in equity making the value even sweeter.
Appreciation
While you should never rely on appreciation in real estate for your returns, it's a nice boost when your properties go up in value as it boosts your net worth and allow you to potentially safely borrow more money.
Depreciation
Between passive rental income and being able to deduct mortgage interest, expenses, and depreciation you'll end up paying almost no tax to Uncle Sam in the short-term.
